Discount Mortgage Schemes

Advances up to 90% (with additional security) of the value of the property (for purchase or re-mortgage):
  1. 1.00% (current interest rate 5.74%) below the Society's Standard Variable Rate for 2 years. The overall cost for comparison is 6.70% APR.
  2. Early repayment charge applicable to 1.00% Standard Variable Rate for 2 years mortgage - under the terms of the discount mortgage scheme detailed above, the discount received will be repayable if the mortgage is fully or partially repaid within 2 years of inception of the loan.

    OR
  3. 0.50% (current interest rate 6.24%) below the Society's Standard Variable Rate for 4 years. The overall cost for comparison is 6.70% APR;
  4. Early repayment charge applicable to 0.50% below Standard Variable Rate for 4 years mortgage - under the terms of the discount mortgage scheme detailed above, there will be no recovery of discount during the term of the mortgage, or early repayment charge whenever the loan is repaid.

In each case, after the discount period, the mortgage will revert to the Society's Standard Variable Rate (currently 6.74%).  

Stepped Discount Mortgage Schemes

Advances up to 75% of the value of the property (for purchase or re-mortgage)

1.25% below the Society's Standard Variable Rate for one year followed by 0.75% for the second year (current interest rate 5.49% then 5.99%). The overall cost for comparison is 6.70% APR. After the discount period, the mortgage will revert to the Society's Standard Variable Rate (currently 6.74%). 

Early repayment charge applicable to the stepped discount mortgage
Under the terms of the stepped discount mortgage scheme detailed above, the discount received will be repayable if the mortgage is fully or partially repaid within 2 years of inception of the loan.

Tracker Mortgage Schemes

Advances up to 75% of the value of the property (for purchase or re-mortgage)

The Society offers either a 2 year or 3 year mortgage tracker product based on the Bank of England Base Rate - currently 5.50%.

1. The 2 Year Tracker rate will be 0.10% below Bank of England Base Rate for the first 24 months (currently 5.40%). The overall cost for comparison is 6.60% APR.

Early repayment charge applicable to 2 year tracker mortgage
An early repayment charge of 60 days' interest, at the prevailing Standard Variable Rate, on the sum repaid will be charged if the mortgage is fully or partially redeemed within 1 year of inception and decrease to 30 days' interest in the second year. After the second year, no penalty will apply.

2. The 3 Year Tracker rate will be at Bank of England Base Rate for 36 months (currently 5.50%). The overall cost for comparison is 6.50% APR.

Early repayment charge applicable to 3 year tracker mortgage
An early repayment charge of 90 days' interest, at the prevailing Standard Variable Rate, on the sum repaid will be charged if the mortgage is fully or partially redeemed within 1 year of inception; this early repayment charge decreases to 60 days' interest and 30 days' interest in the second and third years respectively after inception. After the third year, no penalty will apply.

In each case, the mortgage will then revert to the Society's Standard Variable Rate prevailing at the end of the tracker period. Monthly repayments will be changed from the 1st of the month following a Bank of England Base Rate change.

An Arrangement Fee of £250 is payable on completion of a tracker mortgage.

All loans subject to status and valuation.

Additional security will be required for loans exceeding 75% of the value of the property.
